Retro-Commissioning
Retro-commissioning is a form of commissioning that is applied to existing buildings. Good candidates include buildings with excessive occupant comfort complaints, ongoing equipment failures or high energy use. Retro-commissioning is a systematic process that addresses these issues and brings a building’s operation back to its original design intent of providing comfortable, reliable and energy efficient operation. New York City has recently mandated that certain buildings perform retro-commissioning as part of an overall strategy to reduce the city’s carbon footprint.
The first step in the process includes an analysis of the energy consumption and benchmarking its performance against similar buildings. This followed by detailed field surveys and interviews with management personnel to understand how the building is operated. Existing building management systems are utilized to identify schedules, temperature set points and equipment sequence of operations that may be recalibrated and optimized. EME issues a final report that outlines any required repairs and recalibrations necessary to achieve the retro-commissioning goals.
